Tampa Florida Industrial Real Estate Sales Q3 2021
We’ve compiled a comprehensive list of the top significant industrial real estate sales completed in Tampa, Florida during Q3 2021.
Investment activity in Tampa has bounced back strongly since late 2020 and annual volume is over $1.4 billion for the first time on record. After no deals over $15 million in the first quarter, there were seven transactions exceeding this threshold in the second quarter, led by trades of the Tampa Fulfillment Center for $32.65 million, an Amazon distribution center in Clearwater for $23 million, and the $15.8 million portfolio sale of First Park at Brandon. The third quarter also saw a number of deals exceed $15 million, including the sale of the former Tampa BayTimes printing plant for $21 million.
The improving sales volume appears to have recaptured a late-year surge in 2020 which included the strongest annual sales volume on record. The strong finish also pushed Tampa’s annual sales volume over $500 million for a record sixth consecutive year.
Investor demand has been high for the past five years, averaging roughly $700 million annually.
